I'd like to start by thanking you for taking the time to dive into the following materials.

The last year of work on Las Nereidas has been the most fulfilling of my career, and I am tremendously optimistic about the path forward.

As we launch our fundraise for the first time in this friends & family / pre-seed round, I truly believe we have the opportunity to build the most beautiful short term rentals in the world, create a new category in travel... and most importantly, generate alpha for our investors!

In the most concise manner I can think of, our gameplan with Las Nereidas is to 1) build stunning rental properties at a steep discount to their market value, 2) generate above market rental yields with an operationally light model, 3) sell our portfolio on a cap rate (and therefore at a premium) to an institutional buyer, and 4) create a new way for people to travel in Mexico.
