Cabo San Lucas comps show regional performance in a market 5-10 years ahead of Todos Santos.

This comp set is the most relevant from proximity, though the area is not as developed as Cabo.
Case studies
Casa Eterea
Casa Eterea is an eco-powered, mirrored house built on an extinct volcano, designed by Mexico-based, Singaporean writer and designer, Prashant Ashoka. As a single-unit property that has gained international acclaim and boasts occupancy nearing 90% - 95%, it is a perfect example of abranded rental and shows what can be done with design, brand & PR, even when operating at a small scale.
Comparison to Las nereidas
Unlike Las Nereidas, Casa Eterea lacks any additional units or communal space. It is a singular unit with just one amenity (soaking tub), aside from the natural environment surrounding the property. The property is also 3 hours from the nearest airport and is not on the beach.
Las Nereidas properties will be far more robust. Guests can experience privacy in their secluded units at Las Nereidas, as they can at Casa Eterea, while also benefiting from large common areas and a variety of amenities that offer a chance to socialize and connect.

Reserva El Toron
Set under deciduous trees on the cliffs of the Pacific Coast, Reserva El Toron is a unique development surrounded by nature. Guests can truly disconnect, unwind and relax to the sound of the ocean, and explore one of the richest natural areas in Mexico. Offering fascinating nature walks, surfing, access to a natural lagoon and the feeling of swimming in the open ocean from the house pool.
Comparison to Las Nereidas
Reserva El Toron is far closer to Las Nereidas, relative to Casa Eterea. The property has multiple units and offers communal spaces, activities and amenities.
In Mazunte, Oaxaca, it has less of a built in demand pool to draw from (nearby Puerto Escondido gets 700k visitors per year to Cabo's 4M), but still performs exceptionally well with rates at $490 per bedroom per night.
One strength of Reserva El Toron is their F&B offering. An on-site chef is available for a-la-carte meals, and a selection of wine, bread and fresh fish are available for purchase. Las Nereidas will have chef's available for hire via its virtual concierge service.

Punta pajaros
Punta Pajaros is a regenerative project near Puerto Escondido, Oaxaca on the Mexican Pacific coast. The project was designed by Alberto Kalach and it offers 9 ecological villas on 25 000 m² of land with 250 meters of beach front. The property is located next to Hotel Escondido of Grupo Habita and Casa Wabi of Bosco Sodi and designed by Tadao Ando.
Comparison to Las Nereidas
Even closer to the Las Nereidas concept than Casa Eterea and Reserva El Toron, Punta Pajaros moves up the scale to 9 units and offers communal spaces closer to that of Las Nereidas (pool, yoga deck, etc).
Located in Puerto Escondido, Oaxaca, MX, Punta Pajaros also is at a disadvantage to Todos Santos' built in demand pool. Still, its simple, rustic, open-air villas command rates topping $380 per night.
Punta Pajaros is clustered near some of Puerto Escondido's most famous hotels, including Terrestre and Hotel Escondido. The experience is considerably less remote and serene than Casa Eterea, Reserva El Toron and Las Nereidas.
